Be prepared for hurricane season!

Take action TODAY to be better prepared for when the worst happens. Understand your risk from hurricanes, and begin pre-season preparations now. Make sure you have multiple ways of receiving forecasts and alerts, and know what to do before, during, and after a storm.

2025 Evacuation Route Map

Only evacuate when you are instructed to do so by local officials. By waiting until your zone is called to evacuate, you will help reduce congestion and enhance roadway safety for fellow travelers. At the same time, when your zone is called to evacuate, leave immediately. Do not wait until the last minute. When it is time to leave, follow any guidelines and directions given on routes and what to do.

After the storm has passed, pay close attention to emergency officials’ instructions through local news reports and emergency alerts. They will announce when it is safe to return to the area. There may still be hidden hazards that first responders and emergency officials need to clear before residents can safely return to their homes.

Regularly monitor local news channels, radio broadcasts, and official weather websites for the latest updates on storm developments. Sign up for emergency alerts and notifications from trusted sources to receive real-time information. Social media platforms can also provide timely updates but verify the credibility of the sources to avoid misinformation. Download the FEMA app and receive real-time alerts from the National Weather Service for up to five locations nationwide. Be aware of the Emergency Alert System and Wireless Emergency Alert, which requires no signup.

What’s In, What’s Out 2025 Kitchen Trends

Kitchens in 2025 are becoming about self-expression, combined with playful sophistication. As such, the colors and materials homeowners choose are becoming important—and they’re moving beyond just white, according to the 2025 Kitchen Trends Report, produced by the National Kitchen & Bath Association.

A Retro Revival

Design elements of the 1950s and 1970s are showing up in kitchens today. The report notes:

  • 52% of design professionals say bright hues and earthy tones of the 1970s are making a comeback.
  • 47% predict a resurgence in the muted, modern minimalism that was present in the 1950s, especially in cabinetry, hardware and colors.

Warm oranges, rich browns and even avocado greens are getting paired with clean lines and vintage-inspired fixtures. Designers say these throwback touches can add warmth and charm into modern kitchens—a mix of past and present.

Colorful Kitchens

Many homeowners are moving on from the all-white kitchen, as 2025 designs embrace bolder, more expressive styles. Color is leading the charge. Seventy-one percent of design respondents say their clients prefer colorful kitchens that reflect personality. Whether subtly or boldly, color is entering the kitchen, with pops of color being brought in through backsplashes, kitchen islands, wallpapers and even accent walls.

One of the favored colors: green. According to 76% of design and remodeling professionals, green will be the most popular color to incorporate in the kitchen this year. Blue (63%) and brown (56%) rounded out the top three, according to the NKBA report.

Designers note that these shades reflect a shift away from once-dominant grays and whites toward nature-inspired palettes—whether that’s a soft sage, moody forest green or deep navy.

Mix-and-Match Everything

Contrast and creativity appear to be the new kitchen rules. For example, 67% of designers said they favored backsplashes that blend materials, textures or tile patterns for a unique statement. Eighty-four percent also noted that lighting fixtures are becoming a standout kitchen feature. Kitchen fixtures today often mix materials like brass, glass, wood and metal, or include woven textures.

What’s Out for 2025 in Kitchen Design

The NKBA report calls out these fading styles:

  • All-white and all-gray kitchens are giving way to more earth tone kitchen hues, like greens and browns.
  • Overly minimalistic, impersonal designs are being swapped out for lived-in, layered spaces.
  • Uniform finishes and match-everything designs are being pushed out for textured materials and bolder colors.

  • Prepare you and help you get pre-qualified if needed to put you in the best negotiating position before we find the perfect home.
  • Select and indicate criteria for community selection or specify specific communities you are most interested in.
  • We’ll determine your must haves, wants and needs in your next home and revisit these throughout the process to ensure we are always on the same page
  • I will educate you on the current home buying process including pre-qualification, searching for homes, writing offers, inspections, time of the essense clauses, contract deadlines, appraisal, surveys and the closing process.
  • We will review the ideal home, your must haves and community criteria and reconcile that with the mortgage qualification if necessary.
  • I will search the MLS and other sources available to me in order to prepare a list of candidate properties, send you listing notifications of homes that possibly meet your criteria that are active and available for showings.
  • I will provide you with my website for your browsing on the go so you have the most accurate active listings on the market.
  • I will set up appointments and confirm showings of the selected homes that interest you.
  • I will review prospective home selections with you and provide disclosure information when available before scheduling appointment for viewing.

The remaining plan of action will depend upon our success with the initial list of candidate properties.

We will either proceed to the offer process if we find the right home during our initial search, or continue to monitor the market in the event that we were unable to find the right home from those currently available for sale that meet your criteria.

Preparing your home to sell

MUST DO TIPS

1. The more prepared your home is for sale, the more money you will net. Conduct your own test walk through of the property through the buyers eyes.  Make notes on all items that need improvements or repairs. Make sure to check that the lawn is well manicured. Fresh, clean paint, on both the inside and out, and new looking flooring can make a big difference! Typically the cost of paint and flooring will be more than returned in a higher selling price. Wash painted walls. Clean all cold air returns and heat duct covers. Clean or replace the carpets and wax the floors. Clean all windows and window coverings. Make sure the roof and guttering are in good condition and check all sealants (window, tub, sink, shower, etc.).

2. Make sure ALL repairs and improvements are completed BEFORE you let anyone into the home. You only have ONE shot at a prospective buyer. Never tell a buyer…”it wouldn’t take that much to fix this or that.” Do the repair work before and avoid creating a negative image of your home. Besides, the appraiser may require some of the repairs for the purchaser’s loan anyway.

When you have a question on repairs, call me. I can advise you on any improvements that may be required or those that may increase the value of your home.

3. Hire a home stager, decorator or have an outside third party over to inspect your home before you show it. Have them be brutally honest with you, to give you the feedback you need to make the right decisions. This is critical. I would be happy to offer suggestions and tips on how to stage your home for the best buyer appeal.

4. Location is the most important factor buyers decide to buy a home. Price is the second most important factor so that you do not run into appraisal issues.

The condition of your home is a huge factor in the buyer perception of how well you maintained the home and how much they will take off the asking price for repairs and updates they will have to make. Complete all cosmetic and minor repairs to improve the condition of your property. Major projects and remodeling rarely are practical or profitable. Remember, above all else, that buying a home is an emotional experience. People fall in love with homes. The more prepared your home is for potential buyers, the more money you will obtain from its eventual sale.

5. Declutter and store items and furniture that fill up rooms. Less is more. Remove all personal and valuable items. Complete strangers will be viewing your home, it is also best to remove family photos as well.

First Steps towards home ownership

Congratulations on taking the first step towards home ownership! Buying real estate in Southeast Texas can be an overwhelming experience, but with the right real estate agent by your side the process gets much easier. Your agent should know the market. 

Ok, you did a search on Google or social media, found my www.cbsouthernhomes.com site, have been checking out all the helpful real estate information, but still are not completely sure where to begin with buying real estate. Completely understandable! Here are two things you need to accomplish BEFORE you go out and preview homes:

  • Get pre-approved. You do this by contacting a local lender who will help you determine the home loan amount you qualify for. If you do not have a specific lender in mind, give us a call at (409) 866-2392 and we will be happy to provide you with a list of local lenders. Do NOT use online services like Lending Tree as their process can lower your credit score. When you get pre-approved, it tells your sellers that you are serious about purchasing a home and gives them a dollar ceiling to work down from. There is no sense in looking at homes you cannot afford.
  • Choose one agent to show you homes and represent your best interest.  We can show any home in SETX to you, not just our company listings.  By law, we are unable to share certain real estate information with you unless you sign a Buyer’s Agency Agreement stating we represent you as a buyer. When you are ready for advice and our opinion, we want to share ALL the information we know. Call if you have questions or concerns about buyer’s agency.

Honestly, buying real estate in Southeast Texas can be challenging with low listing inventory, so getting listings from your agent directly from the MLS and seeing it when it hits the market, being prepared to write your offer immediately and having your pre-approval in hand will help you reach your real estate goals much easier. Research Before You Sell

The home selling process is not a secret!

Location, price, and condition are 3 key factors to selling your Southeast Texas home. However, there is much more that often gets overlooked, which is why careful planning to choose the right Southeast Texas real estate agent to list your home is critical. A mistake could cost you thousands of dollars and months of frustration.

Taking your listing without an ability to sell it is a disservice. You will NOT get that type of service from us!

To make your home selling transaction a smooth one you should consider working with an experienced and knowledgeable agent who is grounded in technology, is a good communicator, and is easily reachable. For instance, when searching for the perfect REALTOR® to entrust with selling your property, do they have/are they:

  •  A strong online presence. Is their website easy to navigate, do they use social media in their marketing efforts (to include video), are their listings easily found?
  • According to the National Association of Realtors® over 90% of new buyers begin their home search online. Will those buyers in the 90 percentile find your home? 
  •  Is the agent and their partners or team fully engaged from day 1 and available to show your home during the week and weekends?  Will they provide full-time working partners as well as support staff that ensure selling your Southeast Texas home is top priority! We make sure your house gets the attention it needs to be seen by prospective buyers.
  •  A proven track record. Has your prospective agent sold homes consistently and throughout the area? Are they knowledgeable of the market? Make sure your agent has a plan.
  •  Fact based advice. Make sure ALL prospective agents back up their suggested list price by showing you comparable recent sales in your community as well as listings that have expired and active competition that were pulled from the Multiple Listing Service. Listing at the right price makes all the difference, and is a big contributor in whether your house sits on the market for months or receives a quick offer with offer price closer to list price and closes in a reasonable time-frame.

Anybody can agree with the price you set, but a true professional will risk losing the listing to make sure you understand what price the market will accept!
